Services - Working with a BUYER


TC RESPONSIBILTIES - Upon Receipt of the fully executed offer:

  • Create your file within your brokerage's online transaction platform (SkySlope, HomeBase etc)
  • Send an email to introduce my role as TC, including a calendar of important dates, details and contact info for all the key players.
  • Review purchase agreement, counter offers, all addenda and make sure everything is fully executed with proper dates, initials, signatures, and the broker information is completed.
  • ensure seller disclosures are provided within contract timelines.
  • Docusign all disclosures including local, state and broker specific forms to buyers and agents to sign as needed.
  • Provide the buyer with copies of all reports and booklets that are available / required.
  • Upload all disclosures, documents, and reports into your online transaction platform.
  • Maintain constant contact with all parties involved for status updates as well as items outstanding.
  • Order the Home Warranty.
  • Coordinate commission instructions between your broker and escrow.
  • Track and send reminders for the escrow time-frames for receipt of earnest money deposit, contingency removals & final walk through.
  • Follow up with the listing agent, escrow, title, lender and appraiser to ensure they have what they need for a timely close.

AGENT RESPONSIBILTIES

  • Negotiate terms and obtain all signatures on the contract and any counter offers.
  • Open Escrow or call and speak directly with me if you need assistance with this.
  • Provide TC with the accepted offer, and contact information for clients, co-op agent, escrow office & buyer's lender.
  • Assist the buyer in sending earnest monies to escrow if not done by wire.
  • Advise the buyer regarding contingency removals and remove contingencies when appropriate or let me know in writing if you need my assistance with this.
  • Read all disclosures and reports, and be available to review them with the buyer directly.
  • Coordinate and attend all in-person appointments such as Home Inspection, Termite, Buyer's Final Walk Through.
  • Perform the Agent Visual Inspection.
  • Negotiate directly with listing agent the buyer request for repairs if any, or any changes to contract.  
  • Review the Draft Escrow instructions and confirm with the escrow officer directly.
  • Notify escrow and your TC right away if you plan to give credits or pay for any inspections out of your commission.
