TC RESPONSIBLITIES - Upon Receipt of the fully executed Listing Agreement and once the seller has accepted an offer:
- Create your file within your brokerage's online transaction platform (SkySlope, HomeBase etc)
- Send blank Transfer Disclosure Statement (TDS) and Seller Property Questionnaire (SPQ) to the seller electronically via Glide.com for completion.
- Once the TDS & SPQ are back and the listing agent has reviewed them I will Docusign to the seller the balance of the disclosure forms needed and prepare the disclosure package.
- Review the listing agreement, and when we have an accepted offer I'll review the purchase agreement, counter offers, all addenda & ensure everything is fully executed with proper dates, initials, signatures, and the broker information is completed.
- Send an email to introduce my role as TC, including a calendar of important dates, details and contact info for all the key players.
- Order the Natural Hazard Report.
- Order the Home Warranty.
- Send the disclosure package to buyer's agent within the timeframes specified in the contract.
- Track the status of the disclosures & reports and send reminders to buyer's agent as needed.
- Send reminders to the buyer's agent when contingencies become due.
- Upload all signed disclosures, documents, and reports into your broker's transaction platform.
- Coordinate commission instructions between your broker and escrow.
- Track and send reminders for the escrow time-frames for receipt of earnest money deposit, contingency removals & final walk through.
- Follow up with escrow, title and the buyer's agent to ensure they have what they need for a timely close.
AGENT RESPONSIBLITIES
- Obtain all seller signatures on the Listing Agreement and provide to your TC with a fully executed copy.
- Negotiate, present and obtain all seller signatures on the contract and any counter offers, and provide to your TC with a fully executed copy.
- Open Escrow or call and speak directly with me if you need assistance with this.
- MLS entries - Active, Pending, SOLD within the timeframes required by your multiple listing service.
- Provide TC with contact information for all parties.
- Review the Draft Escrow instructions and confirm with the escrow officer directly.
- Coordinate in-person appointments with the seller & buyer's agent for inspections, Final Walk Through, etc...).
- Work directly with the seller to negotiate buyer's request for repairs if any, or any changes to the contract.
- Read all disclosures and reports that are provided by the seller.
- Perform the Agent Visual Inspection.
- Notify escrow and your TC right away if you plan to give credits or pay for any inspections out of your commission.
